Building structure

Supporting structure

Monolithic iron-reinforced concrete pillars and roof structure.

Outline walls

Porotherm 30 N+F bearing / panel wall with Dryvit heat insulation, with fine-grain plastering; on the ground floor with Porotherm wall with heat insulation, with a ventilated air space.

External windows and doors

Wicona/Rehau five-panel plastic doors and windows, Double-glazed, sound-proof windows, with white external foil cover, with built-in Aer Eco ventilation gap, in hopper and hatch formats. Anti-thermal-bridge aluminium profile doors and windows on the street facing side, all fitted with a high noise reduction system.

Roof

Iron concrete „coffin” roof, with wooden raster, mineral wool heat insulation inbetween, ventilated air space, full boarding, Rheinzink sheet covering.

Handrails

Coated steel bar rails on the balconies.

Shared areas

Common areas portal windows and doors

Wicona five-panel plastic doors and windows, with white, external foil cover, panel door with hard plastic cover and with pressed steel frame.

Shared area floor finishes

- Coloured gres porcelain tiles in the staircases, store rooms & corridors.

- White ceramic tiles in the garbage stores and electrical equipment areas.

- Luxury marble floor finishing in the lobby area.

Shared area wall finishes

Coloured or white dispersion paint.

Shared area ceilings

Monolithic plasterboard counter/suspended ceiling.

Designer lights in the lobby and corridors.

Ytong Silka with sound insulation brick division wall.

Porotherm 10 N+F partition walls with plastering and painting.

Laminated surface finish with wooden case and chrome coloured fittings.

Flat entrance door

Panel door with pressed steel frame, which can be mounted later, with all-round hardwood binding, with hard plastic plate cover, with a mounted threshold and peep hole. Security locks and anti lift-up mechanism, with MABISZ qualification. 30 min fire-proofing

Flat floor finishes

Befag „Clicked” parquet solid wood finishing with skirting and Caesar Italian (or equivalent) ceramic covers in the bathroom, toilet and kitchen. You can choose from 3 colours, prior to construction.

Flat wall finishes

White dispersion paint.

In the bathroom and toilet (depending on the element size and cover plan) tile cover up to 180-210 cm height.

Tile cover above the kitchen counter from 90 cm to 150 cm, Make your own choice from 3 colours before construction begins.

Flat ceilings

Concrete ceilings painted with white dispersion paint.

Flat light fixtures

No light fittings are supplied in the apartments, leaving you free to specify your own design, except for the terrace lamps (these are designed to blend with the uniform facade).

Terrace and balcony finishes

Semmelrock stone tile cover on the ground floor terraces.

Anti-frost gres tiles (The colour is the same for all apartments).

Bathrooms

Laufen abutting toilet bowls & Geberit cistern. Porcelain products with a stainless-steel press plate.

Grohe polished chrome sanitary fittings

Kaldewei metal or Ravak bathtubs & basins, with polished chrome taps & hose. (Acrylic types are optional).

Water and sewage connections are pre-installed for automatic washing machines.

A shared water softener treats all water supplied to the apartments.

Kichen furniture

Fully furnished and integerated kitchens,fitted with quality appliances (Whirlpool or Ariston) oven, hob, sink, extractor fan, fridge freezer & dishwasher).

DuPont Corian or stone worktops, with a choice of 3 colours, specified prior to construction.

Heating system

Rehema central heating with Vogel & Noot steel plate radiators, with thermostatic radiator valves, towel drying radiator in the bathroom, individual heat consumption meters.

Cooling system\Air-Condition

The flat cooling system is designed with VRF-VRV system by Daikin air-conditioning. Pre-installed air-conditioning for each room - you only need to supply your prefered air-conditioning unit for fitting to the pre-fitted ducting, wiring and tubing.

Ventilation

Electric switch-controlled Limodor small ventilators in closed-space premises. Collective extractor in bathroom, toilet and pantry, with wiring for an individual vent in the kitchen (extractor fan not included).

Carbon monoxide exhaust vents in the basement garages.

Low voltage network

An alarm system is wired into each apartment. You just buy and install just the control units that meet your requirements.

ADSL telephone cabling, connection in every room and WIFI router for each apartment.

Cable TV and satellite, covering over 100 European channels with connection in every room.

Remote controlled garage door.

Gira or LeGrand video door bell phone network with video external unit.

Electric works

1. inside the apartments: The die-sink adapter is placed above the entrance doors. The copper wires will run in a conduit mounted in a die-sink format. The fittings are white, and are flush with the walls. The adjacent fittings are mounted in a common frame. Wiring runs to a the middle of the ceilings each apartment. There is a separate lamp for the bathroom mirror and for the kitchen counter, & separate connection socket for the washing machine, dishwasher, electric cooker, lighting, and alarm network controls. The bathrooms and toilets are ventilated through the ventilation relay installed behind the electric switch. All sockets & switches are LeGrand or Gira brand quality.

Three types of lighting are planned in the garage:

1 – General fluorescent lamp.

2 – Lights with independent emergency batteries as safety lighting.

3 – Exit indicator lights with independent emergency batteries as safety lighting.

Ventilators and ducts remove exhaust fumes from the garage.

The staircases are illuminated with a staircase automat. Sensors control lighting on the corridors. Battery-operated exit lamps are sited opposite the lifts, as well as on the corridors & exits on every floor. The lamps have a continuous one-hour battery operation time, & are marked with safety icons.

Landscaping

The internal communication routes are covered with stone. The garden has grass lawn, trees, rocks, gravel, stone pavement, and shrubs are planned along the plot borders.

There will be a tranquil infinity pool water feature.

Designer lights for the garden to be on at night up until 11:30 pm.

Boiler

In each of the houses main boiler rooms there is a high-efficiency, REMEHA type condensation boiler battery, with central chimneys.

Lifts

Kone 6-person lifts with stainless steel fixtures. The elevator is fitted with an emergency telephone.

Security system

High-pressure, smoke-free staircases & vestibule + water dousing fire sprinkler network.

Safety and beacon lighting

Lightning protection system.

Consumption meters

Electricity, water and heating meters are fitted in every apartment.

Storage room doors

Painted steel grill with locks.

Others

The Developer retains the right to make changes in materials & suppliers, and to restricting changes in the future.
